How long will the purchase take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8 to 12 weeks, but this of couse varies from case to case.
It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 4 weeks for example (depending on when search results are returned and mortgage offers issued). However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 2 to 6 months (in such, a situation additional charges would apply).

Stages of the Process

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:
Take your instructions and give you initial advice
Check finances are in place to fund purchase and contact lender’s solicitors if needed
Receive and advise on contract documents
Carry out searches
Obtain further planning documentation if required
Make any necessary enquiries of seller’s solicitor
Give you advice on all documents and information received
Go through conditions of mortgage offer with you
Send final contract to you for signature
Agree completion date (date from which you own the property)
Exchange contracts and notify you that this has happened
Arrange for all monies needed to be received from lender and you
Complete purchase
Deal with payment of Stamp Duty/Land Tax
Deal with application for registration at Land Registry

– £301k to £400k – £1300 PLUS VAT (20%) plus disbursements.
– £401k to £500k– £1400 PLUS VAT (20%) plus disbursements.
– £501k – £600k – £1500 plus VAT (20%) plus disbursements
– £601k to £700k – £1600 PLUS VAT (20%) plus disbursements.
– £701k to £800k – £1700 PLUS VAT (20%) plus disbursements.

All new build transactions have a minimum legal fee of £3,500 plus VAT (20%)  and disbursements.

PLUS; – (i) Electronic money transfer fee: £45 plus VAT (20%) and (ii) AML check of £45 plus VAT (20%) per person.

Remortgage Fees and Transfer of Equity

– £650 plus VAT (20%), plus disbursements. 

For a leasehold Remortgage an additional £500 plus VAT is chargeable

Transfer of Equity Fee additional £500 plus VAT (maybe applicable)

 

PLUS; – (i) Electronic money transfer fee: £45 plus VAT (20%) and (ii) AML check of £45 plus VAT (20%) per person.

*Fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.

* Our fee assumes that: this is a standard transaction and that no unforeseen matters arise  

*Please note that if a Director is acting for you their fee for acting may be slightly higher than the ones quoted above, however they will advise you of the same before instructions 

* Leasehold Sales carry a minimum legal fee of £1500 plus VAT (20%) and Leasehold purchases carry a minimum legal fee of £2500 plus VAT (20%) (assuming this is the assignment of an existing lease and is not the grant of a new lease)

*All new build transactions have a minimum legal fee of £3,500 plus VAT (20%)  and disbursements.

Disbursements

*Disbursements are costs related to your matter that are payable to third parties, such as HM Land Registration fees, searches, AML (Anti-Money Laundering) checks and so on.  

* Stamp duty – VARIABLE depending on purchase price, whether you are a first time buyer or you are purchasing an additional property. *For a LEASEHOLD property, there will likely be additional disbursements i.e. notice and other fees details of which will be confirmed in the Lease.  

Referral fees
Referral fees are paid to estate agents and mortgage brokers in some cases, in addition to our fee. Please see your client care letter for confirmation as to whether a referral fee is payable or if you telephone or e mail us we will confirm whether there is a referral fee
