Over the course of the year, UK commercial property delivered a robust total return of 7.7%, outperforming the annual average of 7.2% recorded since 2000. Capital values increased by 1.8%, while rental values grew by 2.9%, signaling broad-based recovery after challenging conditions in 2022 and 2023.
Retail Sector Shines
The retail sector had a standout performance, with capital values rising 0.7% in December, led by Retail Warehouses, which saw a 0.9% increase. Retail rental values also grew by 0.2%, with Retail Warehouses and Shopping Centres recording gains of 0.5% and 0.1%, respectively. Standard Shops experienced a slight decline in rental values, dropping by 0.3%. Despite this, the retail sector achieved a total return of 1.3% in December and a remarkable 11.5% across 2024.

Office properties also posted gains, with capital values increasing by 0.3% in December. Central London offices recorded a modest 0.1% rise, while Outer London/M25 and Rest of UK Offices saw more substantial increases of 0.3% and 0.4%, respectively. Rental values for offices grew by 0.4% overall, with the Rest of UK Offices leading at 0.6%. The office sector delivered a total return of 0.7% in December and 2.7% for the year.
Industrial Sector Leads the Way
The industrial sector continued to outperform, with capital values rising by 0.9% in December, driven by South East Industrials’ impressive 1.0% growth. Rental values in this sector increased by 0.7%, bolstering total returns to 1.3% for December and 9.7% for 2024. The sector’s strong performance highlighted its resilience and appeal to investors.
